How we handle a clearance

  1. Free site visit. For anything beyond a one-room clearance, we'll come and look in person. This is when we identify items of value, sort what can be donated, sold, recycled or disposed of, and agree access and timing.
  2. Written, itemised quote. What's included, what's excluded, what's chargeable separately (skip hire, specialist disposal). No surprises.
  3. Family / executor sort-through time. For bereavement and probate clearances, we plan in a day for the family to go through the property with us before we clear. We'll set aside items you'd like to keep, donate or gift.
  4. Clearance day(s). Methodical, careful work. We sort as we go — donations to local charities, recyclables to the appropriate facility, specialist items (electricals, mattresses, paint) to the right route, general waste responsibly disposed of.
  5. Property handover. Swept clean, ready for the next stage — sale, rental return, or whatever comes next.

Responsible disposal matters — for the environment, for what executors and family want, and for the local rules we work within. As a rule:

Sensitive clearances — bereavement and probate

Probate and bereavement clearances are often the hardest jobs we do, and we approach them differently from a tenancy clearance.

We allow time. We don't bag the contents of drawers without checking. Personal papers, photographs and letters are set aside for the family rather than disposed of. Items of obvious sentimental value (family photos, certificates, jewellery boxes) get flagged and kept separately. We talk to the executor about anything we're unsure about.

If you're an executor working from outside the area, we can WhatsApp photos of items as we go for instant decisions, or set everything aside for a single sort- through visit at the end. We'll work with you on whatever pace suits.

Pricing — what to expect

House clearance pricing varies more than any of our other services because the volume, access and what can be donated/sold/recycled (rather than disposed) all change the cost significantly. As an indicative range, for the clearance work itself (crew, vehicles, sorting, transport):

Plus dumping and disposal charges. The figures above cover our labour, vehicles and time. Tip fees, mattress disposal, fridge / freezer degassing, electrical (WEEE) recycling, hazardous waste and any skip hire are additional and disclosed line-by-line in the quote — we don't bundle them in or mark them up. Where contents include items of value we can donate, sell or auction, the proceeds can offset the disposal costs — sometimes substantially. We will be transparent about all of this when we quote.

Common questions about house clearance

Do you provide a waste-carriers licence?

Yes — we hold a Lower Tier waste-carriers licence with the Environment Agency. Executors and solicitors needing the licence number for estate paperwork can request it when we quote.

Will you keep an inventory of what's removed?

On request, yes — particularly useful for executors managing an estate. We'll document items by room with notes on what was donated, recycled and disposed.

Can you work to a tight deadline (estate sale, return-of-keys date)?

Often yes. Tell us the deadline when you enquire — for tight schedules we'll bring extra crew. Last-minute jobs are welcome when we have space.

Do you remove white goods, mattresses and electronics?

Yes — all included in a standard clearance. We use the correct WEEE and mattress recycling routes; you don't need to arrange separate disposals.

What about items I want to keep or give to family?

Tell us what's staying, label rooms or items, or be there on the sort-through day. We work around what you're keeping rather than asking you to remove it yourself first.
